NEW GOVERNMENT FUNDING AVAILABLE!
If you are considering adding a small home as a secondary residential unit (an Accessory Dwelling Unit, ADU), there is funding available to help offset some of the costs!
The City of St. Catharines offers an incentive program, the Accessory Dwelling Unit Program, which is a grant program offering up to 70% of eligible project costs to a maximum of $80,000 for the construction of an exterior accessory dwelling unit(s). Also, the Federal government has added new refinancing specifically for homeowners looking to add a secondary suite (ADU) to their property, which comes into effect January 15th, 2025. Or if you are looking to build an ADU on your property for a senior or family member with a disability, there is a tax credit available, the Multigenerational Home Renovation Tax Credit (MHRTC).
For more information on these programs, visit our ADU Resources page here.
What makes our building materials and method so special?
- High R value for excellent insulation: Walls rated R-26.75 and roof, R-35.49.
- High-efficiency home, saving on heating/cooling costs: The high R value in combination with the tight fit of the Steel Structural Insulated Panels (Steel SIPs) make these homes highly-efficient, eliminating any air leaking or drafts, reducing heating and cooling costs—and energy use.
- Quick assembly on site: Steel SIP construction is quick and easy, reducing the inconvenience to you while your home is being assembled and finished on your property.
- Pre-engineered designs, ready to submit for a building permit: You will be provided with plans which can be included with your building permit application. Our structures are designed by a P.Eng in conformance with the CSA Z240 design standards.
- Pre-inspected and designed to meet OBC regulations: Our structures undergo inspection by the local building department, and all inspection reports will be provided to the local building department where you would like your home assembled. All you will need is an occupancy permit.
- Low-waste: Steel SIPs are pre-cut in the manufacturing facility, resulting in minimal off-cuts and additional waste. Our building method minimizes excess material use, greatly reducing both our carbon footprint and costs to our customers.
- Pre-finished interior walls: Reduce interior finishing costs by leaving the modern look of the Steel SIP wall panels free of drywall or any additional paneling. Or choose to incorporate both looks!
- No need for the added cost of exterior siding: The exterior side of Steel SIPs are also finished, with no additional siding needed, saving you time and money.
- An environmentally conscious choice: The steel SIP product we use has been acknowledge by LEED for sustainable methods and processes.
- High-quality products: SIPs come with varying quality levels and types of insulation. The steel SIPs we choose to use have a core material which is a fibre-free PIR foam, known as a high-quality and eco-friendly choice because of its manufacturing processes. In addition, we take great care to ensure suppliers and vendors operate with similar quality standards.
